How it works

We know that selling your land or property can be an incredibly complex, time consuming and costly process, with no guarantee of success. We aim to change that. Our team of property experts will handle everything for you, from obtaining planning permission, right up to selling the land on your behalf.

We aim to make the process as simple and transparent as possible, so you always know what is happening and what you can expect.

To that end, we've broken up the process into 6 easy steps:

1. Initial meeting

This is a "get to know each other" meeting. It's an opportunity for us to talk with you about your land and, more importantly, listen to what you'd like to achieve. It also gives us an opportunity to take a look at the land and get a feel for the potential opportunities.

2. Opportunities

There are many factors that will affect how to get the highest value for your land. Our team of property professionals will look at all the options and come up with the best solution.

3. Proposal

Once our property professionals have appraised your land, we'll put together a proposal that outlines the most appropriate way of obtaining planning permission, how long it should take to sell, and how our fees will be calculated. It's a simple document and it's in plain English.

4. T&Cs and Signing the Contract

If you'd like to go forward with us, we'll supply you with a list of our Terms & Conditions, which detail the entire process of selling your land. If you're happy with everything, we'll create a contract between you and Creative Developments.

5. Obtaining Planning Permission

We'll start work on your planning application immediately. Our team of planning consultants and architects will submit a proposal to the local authority and manage the application until planning permission is granted.

6. Selling the Land

The final stage. Our chartered surveyors will use their knowledge and expertise to negotiate the best deal for your site with our large network of developers. In many instances we can start negotiations prior to planning permission being granted, meaning that a deal can be concluded on receipt of planning and you get your money earlier.
