Do you work for a Property Development Company?
No, we're independent from development companies, but we do have excellent relationships with property investors, development companies and other property professionals. These relationships are crucial to getting your land in front of the right people at the right time.
What's the catch? How do I know you're getting me the best deal?
We take 100% of our fee from the sale price of your land so we will always try to obtain the highest sale value. So it's pretty simple: the better we do for you, the better we do ourselves.
How much will I have to pay you?
We will agree a percentage with you in writing as part of our terms and conditions. This percentage is based on the expected sale value, the expected amount of work we will have to do to get the planning application granted, selling your land and the risk involved.
Other companies have offered me money up-front. Why don't you?
Some companies will offer a nominal amount of money up-front to secure an option to purchase your land on receipt of planning permission. These option deals usually last for several years.
We have seen instances where landowners have been tied into contracts lasting several years and the developer has taken no action to obtain planning permission, resulting in them not purchasing the site. We've also come across instances where the terms of the agreement result in the developer being entitled to purchase the land for significantly less than what it is worth.
With an option agreement you are tied into the one developer who may or may not purchase your land. With us you are dealing with an independent company, working on your behalf, who will take your land to the open market to obtain the highest value.
How long will this take?
That really depends on the individual land in question. There are no set rules, but we will give you an estimated timeline in the initial proposal. Unlike a lot of developers, who will enter into speculative agreements with you, we want to sell every plot we work on, as quickly as possible and for the most money.
Can you guarantee me a price?
The short answer to this is no. The proposals we give you are based on our experts determining the likely value of your land, but we can't 100% guarantee the outcome. What we can guarantee is that we will always try to sell your land for the highest price, as our fees are based on an agreed percentage of the sale price.
I work full-time, how much time will I have to put into this?
Obviously we like to make sure our clients know exactly what is going on at all times, so we will be in direct contact with you throughout the process. As for the actual work involved - we handle everything. We have a dedicated team of professionals that starts the process going the moment you agree to the proposal, and our aim is to take the entire burden off of you.
What's the difference between working with you or a Property Developer?
The main difference is simple: Property Developers are looking to maximise their profit by paying as little as possible for your land. We look to maximise our profits by getting as much as possible for your land.
So is this 100% Risk-Free?
It's as close to 100% as it can come. You are only responsible for paying the planning permission application fee to your local authority. We will only submit an application if we feel the site is suitable for development. We will never put a site forward for planning permission that we feel will be rejected, as we make all of our income from the successful sale of your land.
